Tillträde
Tillträde (completion day) is when the deal closes, you pay the rest of the purchase price and usually receive the keys to your new home.
The day the deal closes
Tillträde, or completion day, is the day your home purchase is finalised. You, the seller and the broker go through the likvidavräkning (the final settlement statement that totals up what you owe), your bank transfers the remaining payment to the seller, and in most cases you get the keys and can move in. This is the point where the home actually becomes yours.
You decide the time between contract and completion
There are no rules for when tillträde has to happen. You and the seller set the date together, and it goes into the köpekontrakt (purchase contract). The gap between signing the contract and moving in is entirely up to you to negotiate, and it can run from a very short time up to a year. In practice it often lands somewhere around one to three months, but that is just a common starting point, not a requirement.
You can change the date if you both agree
You can move the completion day if both you and the seller agree. Put the change in writing in a tilläggsavtal (a supplementary agreement), otherwise the date in the purchase contract is the one that stands. If you are buying a bostadsrätt (a cooperative apartment, where you own a share in the BRF rather than the flat itself), check with the BRF board too, since they decide when your membership starts. Talk to the broker in good time so everything is ready for completion.
