Terms of Service

These Terms of Service ("Terms") govern your access to and use of the Heimer website and web application at heimerapp.com, the Heimer mobile apps for iPhone and Android, the Heimer API, and any related services (collectively, the "Service"). The Service is operated by Väder AB, a company registered in Sweden ("Heimer," "Company," "we," "us," or "our").

By creating an account, signing in, running an analysis, or otherwise using the Service, you acknowledge that you have read, understood, and agree to be legally bound by these Terms and our Privacy Policy. If you do not agree, you must stop using the Service.

    What Heimer does

    Heimer is a property analysis tool for home buyers. You paste the link to a property listing, and Heimer extracts the key facts, scores the property on its condition and economics, and generates an AI analysis covering risks, positives, and suggested next steps. The Service includes a website, mobile apps, a web application, and APIs.

    Heimer helps you decide whether a home is worth pursuing. It does not buy, sell, value, inspect, or finance property, and it is not a substitute for the professionals who do.

    Not professional advice

    Heimer does not provide legal, financial, valuation, mortgage, tax, or professional surveying advice. Every score, analysis, monthly cost figure, risk note, and suggested question is an automated, AI-generated assessment based on the public listing data you submit. It is one input into your own decision, not a recommendation to buy or not to buy, and not a guarantee about the property.

    Before you commit to a purchase, engage qualified professionals: a building surveyor or inspector for condition, a lawyer or conveyancer for the contract and title, a mortgage adviser or bank for financing, and the relevant association or authority for fees, debt, and planning. You are solely responsible for your purchasing decisions and for verifying anything that matters to you.

    Eligibility

    You must be at least 18 years old, or the age of majority in your country, to use the Service. By using the Service you represent that you meet that requirement and have the legal capacity to enter into these Terms. The Service is not directed at children, and we do not knowingly collect personal information from anyone under 16.

    Accounts and security

    You are responsible for anything that happens under your account. Keep your sign-in credentials secret and do not share them. If you suspect your account has been compromised, contact [email protected] immediately.

    You may sign in with email and password, with Apple, or with Google. Your relationship with those sign-in providers is governed by their own terms. Heimer stores only the minimum identifier needed to keep you signed in.

    Licence to use the Service

    Subject to your compliance with these Terms and payment of any applicable fees, Heimer grants you a limited, revocable, non-exclusive, non-transferable, non-sublicensable licence to access and use the Service for your own personal, non-commercial use as a home buyer.

    You may not, directly or indirectly: (a) resell, rent, or sublicense the Service; (b) reverse engineer, decompile, or attempt to extract the source code behind the Service; (c) scrape, harvest, or bulk-export data from the Service except through documented APIs and within documented limits; (d) use the Service or its output to build a competing product or to generate training data for AI models; (e) circumvent any security, rate limit, or access control; or (f) use the Service in a way that would violate applicable law.

    Your content

    You retain all ownership and intellectual property rights in the notes, ratings, inspection data, photos, and other materials you create or upload into the Service ("Your Content").

    You grant Heimer a worldwide, non-exclusive, royalty-free licence to host, store, reproduce, process, transmit, adapt (for resizing and format conversion), and display Your Content solely as required to operate the Service for you. This licence ends when you delete the content or your account, except for backups and logs retained for a limited period as described in our Privacy Policy.

    We do not use Your Content to train artificial intelligence or machine learning models, and we do not grant any such right to our third-party processors.

    Property listing data and third-party sources

    When you submit a listing URL, Heimer fetches the public listing page and processes its content on your behalf to produce your analysis. The underlying listing content, including listing photos, descriptions, and figures, belongs to the original publishers (for example, listing portals or estate agents) and is subject to their own terms.

    You are responsible for ensuring you have the right to submit a given listing for analysis. Nothing in these Terms grants you any right in the underlying third-party listing data beyond what its original source permits. If you believe a listing should not be processed, do not submit it.

    Accuracy and limitations of the analysis

    Heimer's analysis is generated automatically from the listing data available at the time you run it. Listings can be incomplete, out of date, or wrong, and AI models can misread, miss, or misinterpret information. We indicate when data is missing or uncertain, but we cannot guarantee that any extracted fact, score, cost estimate, or risk note is accurate, complete, or current.

    Do not rely on the analysis as the sole basis for any decision. Always verify the facts that matter against the original listing, the seller or agent, the relevant association or authority, and qualified professionals (see Section 02).

    Acceptable use

    You agree not to use the Service to:

    • break the law or infringe anyone's intellectual property, privacy, or other rights;
    • submit content that contains malware, or that you have no right to submit;
    • probe or attempt to bypass security, rate limits, or access controls;
    • scrape or bulk-export data outside documented APIs and limits;
    • generate training data for AI models from the Service or its output;
    • run automation at a scale that degrades the Service for others;
    • resell raw access to the Service.

    Subscriptions and billing

    Heimer is free to download and to try. Some features, including unlimited analyses and the full depth of the analysis, require Heimer Premium. We also offer one-time single-analysis purchases on the web.

    Plans. Heimer Premium is offered as a monthly plan billed every month, and an annual plan billed every 12 months. The annual plan may include a free trial for users who have not previously redeemed one. You retain Premium features for each paid period.

    Price. The price of each plan in your local currency is shown on the purchase screen before you confirm. Prices may vary by country and are subject to local taxes. The price shown at purchase is the price you will be charged at each renewal unless the platform or checkout provider notifies you of a change in advance.

    Payment and auto-renewal. Payment is handled by the platform or checkout shown at purchase: the Apple App Store on iOS, Google Play on Android, or a web checkout provider (Stripe) for web subscriptions and one-time purchases. Subscriptions automatically renew at the same price and for the same period unless auto-renew is turned off before the deadline shown by that platform.

    Free trial. If your plan includes a free trial and you do not cancel at least 24 hours before it ends, the subscription will automatically convert to a paid subscription at the price shown at purchase. Any unused portion of a trial is forfeited when you purchase a subscription.

    Managing and cancelling. You can manage or cancel your subscription, or turn off auto-renewal, through the platform used to purchase: Apple ID account settings (iOS), Google Play account settings (Android), or the web customer portal (web). Cancellation takes effect at the end of the current paid period; Premium features remain active until then.

    Refunds. Refund requests are handled by the platform or checkout provider that processed the payment, under its own policies. If you believe you are entitled to a refund under EU consumer protection law, email [email protected] and we will help.

    EU right of withdrawal. If you are a consumer in the EU/EEA, you have a 14-day right of withdrawal from the date of purchase of digital content. By starting to use the paid features during that period you expressly consent to the immediate provision of digital content and acknowledge that your right of withdrawal ends once access begins, to the extent permitted by Swedish law.

    Mobile subscription state is managed for us by RevenueCat. By purchasing Heimer Premium you also agree to our Privacy Policy.

    Suspension and termination

    We may suspend or terminate your access to the Service, with or without notice, if we reasonably believe you have violated these Terms, if your use creates legal, security, or reputational risk for Heimer or others, if required by law, or if your payment method fails and is not resolved after a reasonable grace period.

    You may stop using the Service at any time by deleting the app and, if you wish to erase your data, requesting account deletion from your settings or via heimerapp.com/privacy/data-deletion. Sections of these Terms that by their nature should survive termination (including Your Content, intellectual property, disclaimers, limitation of liability, indemnification, and governing law) will continue to apply.

    Third-party services

    The Service depends on third-party infrastructure and providers, including but not limited to Cloudflare (Workers, Pages, R2, CDN, email, queues, and rate limiting), Neon (Postgres), Browserless (page rendering), Anthropic (AI analysis via the Claude API), Apple and Google (sign-in, billing, push, and platform services), Stripe and RevenueCat (payments and subscriptions), PostHog EU (product analytics), Sentry (crash and error diagnostics), and Expo (mobile app runtime services and updates). We select providers we trust, but outages or errors in those services may affect the Service. We are not responsible for downtime, data loss, or damages caused by third parties, and our liability for such events is subject to the limitations below.

    Disclaimer of warranties

    TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS, IMPLIED, OR STATUTORY, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, TITLE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE, OR THAT ANY PROPERTY DATA, SCORE, OR ANALYSIS WILL BE ACCURATE, UP TO DATE, OR COMPLETE. YOUR USE OF THE SERVICE IS AT YOUR OWN RISK.

    This disclaimer does not affect any statutory rights that cannot be waived or limited under applicable consumer protection laws, including those of the EU/EEA.

    Limitation of liability

    TO THE MAXIMUM EXTENT PERMITTED BY LAW, VÄDER AB SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR EXEMPLARY DAMAGES, INCLUDING BUT NOT LIMITED TO LOST PROFITS, LOST DATA, GOODWILL, OR DAMAGES RESULTING FROM PROPERTY PURCHASE OR FINANCING DECISIONS MADE BASED ON INFORMATION IN THE SERVICE, ARISING OUT OF OR RELATED TO THE SERVICE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

    IN NO EVENT SHALL OUR TOTAL CUMULATIVE LIABILITY TO YOU EXCEED THE GREATER OF ONE HUNDRED EUROS (€100) OR THE TOTAL AMOUNT YOU PAID TO HEIMER IN THE TWELVE (12) MONTHS PRECEDING THE EVENT GIVING RISE TO THE CLAIM. Some jurisdictions do not allow the exclusion or limitation of certain damages; in those jurisdictions, our liability will be limited to the maximum extent permitted by law.

    Indemnification

    You agree to indemnify, defend, and hold harmless Väder AB and its affiliates, officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, costs, and expenses (including reasonable legal fees) arising out of or related to: (a) Your Content; (b) your use of the Service; (c) your violation of these Terms; or (d) your violation of any law or of the rights of any third party.

    Governing law and disputes

    These Terms are governed by the laws of Sweden, without regard to conflict of laws principles. Any dispute arising out of or relating to these Terms or the Service shall be resolved by the competent courts of Sweden. If you are a consumer resident in the EU/EEA, nothing in this section affects mandatory consumer protection rules of your country of residence.

    Mobile apps and app stores

    If you downloaded Heimer from the Apple App Store, you acknowledge that these Terms are between you and Väder AB only, and not with Apple. Apple is not responsible for Heimer or its content and has no obligation to furnish any maintenance or support services for the Service. In the event of any failure of the Service to conform to any applicable warranty, you may notify Apple, and Apple will refund the purchase price (if any); to the maximum extent permitted by applicable law, Apple will have no other warranty obligation whatsoever with respect to the Service. Apple and Apple's subsidiaries are third-party beneficiaries of these Terms as they relate to your licence to the iOS app.

    If you downloaded Heimer from the Google Play Store, your use is also subject to the Google Play Terms of Service.

    Changes to these terms

    We may update these Terms from time to time. Material changes will be communicated by email or by a notice in the Service, and by updating the date at the top of this page. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms. If you do not agree to a change, your sole remedy is to stop using the Service and cancel your subscription.
