A grade from A to G

The energiklass is the building’s grade in its energideklaration (energy performance certificate), on a scale from A to G. A means the lowest energy use, G means the highest. Newly built homes usually land on A, B or C, while older homes often sit on D to G. So a lower letter is nothing odd for a home with a few years behind it.

What the letter means

The class is set in relation to the requirement for a newly built home. A matches at most 50 percent of the new-build requirement, C sits between 75 and 100 percent (C is the minimum level for a new home), and E, F and G land well above. The grade is based on the home’s energiprestanda (the primary energy figure), meaning the energy used for heating, hot water, comfort cooling and facility electricity, counted in kWh per year for a normal year. A worse class simply means the home uses more energy.

What it means for you

Because the class reflects energy use, a worse class (D-G) generally means a higher running cost, above all for heating and electricity. This is a general reading, not an exact price tag, so ask for the actual costs and look in the energideklaration. A low class is not a stop sign, but it tells you something about what you can expect to pay each month and whether the home may need work down the line.

Good to know: from 25 May 2026 a new class A0 is introduced for zero-emission buildings, meaning homes that use very little energy and do not burn fossil fuels on site.
