Ägarandel
The share of a property you own, written as a fraction in the purchase deed and registered with Lantmäteriet, the Swedish land registry.
The share is the part you own, written as a fraction
Ägarandel is how much of the home is yours, and it is written as a fraction in the köpehandling (the purchase deed), for example ½ if you each own half. If you buy on your own, you own the whole property. If you buy together, the ownership is split, and that split is what ägarandel means.
You do not have to own equal parts
A common worry is that you must split exactly down the middle. You do not. You set the shares yourselves in the purchase deed, and they do not have to be equal. If one of you puts in more of the down payment, you can set the share to match, for example 60/40 instead of half each. Lantmäteriet, the Swedish land registry, registers the shares you have stated when you apply for lagfart (title registration).
Write the fraction correctly in the purchase deed
For each of you to get lagfart on your part, the share has to be written correctly as a fraction. The rule of thumb is to start from a common denominator, and for small or uneven shares you can use hundredths. If you state half each, you are both registered as half owners (hälftenägare). If you are unsure how to write your fraction, ask the broker or whoever draws up the purchase deed to double-check, so the share truly reflects what each of you is paying.
Frequently asked questions
Do we have to own exactly half each?
No. You decide the shares yourselves and they can be unequal, for example 60/40, so they match what each of you actually pays.
Where is our share recorded?
In the köpehandling (purchase deed) as a fraction, and then with Lantmäteriet when you apply for lagfart (title registration). Both owners are registered with the shares you stated.
How do we write an uneven share?
Start from a common denominator. For small or uneven shares you can use hundredths. If you are unsure, ask the broker or whoever prepares the purchase deed to double-check before you sign.
