Pantbrev and Lagfart 2026: What They Cost and How to Calculate

Lagfart costs 1.5 percent of the price, pantbrev 2 percent of new loans. How to work out your buying costs and avoid paying more than you need to.

On top of your deposit, two more charges land when you buy a house or a bostadsrätt (a co-op apartment) that comes with land: the lagfart (title deed) and the pantbrev (mortgage deed). Together they can run to tens of thousands of kronor, so this is money you want in your budget before you bid.

The stamp duty (stämpelskatt) is calculated on the higher of the purchase price and last year’s assessed tax value (taxeringsvärde), rounded down to the nearest thousand. For almost every purchase, it is the price that decides.

Lagfart: proof that you own it

The lagfart is the public record that you are the owner of the property. You apply for it at Lantmäteriet (the land registry) within three months of signing the purchase contract. The cost is 1.5 percent of the price in stamp duty plus an 825 kr fee. On a home priced at 4 000 000 kr, that comes to 60 825 kr.

Lagfart applies to real property, meaning houses and land. If you buy a bostadsrätt you own a share in the förening (the housing co-op), not a property, so there is no lagfart to pay.

Pantbrev: the security for your mortgage

The pantbrev is the bank’s security for your mortgage. You pay 2 percent of the amount in stamp duty plus 375 kr per deed, but only on the portion that has no existing deeds. Existing pantbrev carry over with the property from the previous owner.

This is the point where many buyers pay more than they need to. Always ask the broker how much pantbrev already exists, so you know how much new security you actually need to take out.

A worked example

You buy a villa for 4 000 000 kr and borrow 3 400 000 kr. The seller already has pantbrev of 2 000 000 kr. So you only need new pantbrev of 1 400 000 kr.

  • Lagfart: 1.5% of 4 000 000 = 60 000 kr, plus 825 kr
  • Pantbrev: 2% of 1 400 000 = 28 000 kr, plus 375 kr
  • Total: 89 200 kr

If you had missed the existing pantbrev and taken out the full 3 400 000 kr as new deeds, the pantbrev portion would have been 68 000 kr instead of 28 000 kr. That is a 40 000 kr difference, just for asking.

How to pay less

You cannot change the lagfart, it is 1.5 percent either way. But you can keep the pantbrev down by finding out what already exists. Ask for the figure before the bidding starts, so the buying cost is no surprise on the completion day (tillträdesdagen).
